Astoria has long been one of New York City's most compelling outer-borough neighborhoods — a dense, transit-rich, culturally layered community that has drawn successive waves of immigrant and professional residents without losing the street-level vitality that defines it. Prosper Property Group's entry into Astoria with 14-23 Broadway reflected a deliberate expansion beyond Manhattan and Brooklyn into a Queens submarket increasingly sought after by renters priced out of western Brooklyn and downtown Manhattan.

Completed in 2017, the eight-story, 13,338 s/f mixed-use building introduced 15 residential units above ground-floor retail space — the ground-up project occupying one of Broadway's most visible blocks, positioned directly between the N/W subway at 31st Street and the Astoria Ferry, which connects residents to Roosevelt Island and Wall Street Pier 11. The residential program prioritized indoor-outdoor livability from the ground up: every unit was delivered with private outdoor space, in-unit washers and dryers, Bluetooth in-ceiling speaker systems, and video doorman access. Three separate communal outdoor spaces served the building collectively. For a project of its scale and market, 14-23 Broadway punched well above its weight in finish quality and amenity programming — establishing Prosper's Queens presence with the same level of intention it brought to every other borough.
