In early 2025, Prosper Property Group — alongside partner Urban Capital Group — completed the assemblage of 32 and 34 Walker Street, a corner site in Tribeca's East Historic District. The acquisition, financed through a $32 million construction and acquisition loan from Kriss Capital, brought together two properties with distinct histories into a single, cohesive development opportunity.
The 30,000-square-foot project will deliver five full-floor luxury loft residences and ground-floor retail, designed by SOMA Architecture and The Turett Collaborative. The landmarked cast-iron façade of 34 Walker Street — a 19th-century textile warehouse — will be meticulously preserved and integrated with a new limestone-clad structure at 32 Walker, following an LPC approval secured with full Community Board support. Working closely with historic consultant Higgins Quasebarth, the team engineered a design that meets the strict demands of the landmark context without compromising the quality of the residential offering.
Construction is now underway, with completion anticipated in Q2 2026 — delivering one of Tribeca's most architecturally considered boutique developments in recent memory, in a neighborhood where the median condo price reached $3.4 million in 2024.
