In July 2020, Prosper Property Group acquired 63 Pitt Street on the Lower East Side — a vacant infill site between Delancey and Rivington Streets — and set in motion one of the neighborhood's most significant ground-up residential additions in recent years. The five-story tenement that once occupied the lot was cleared, and excavation began shortly after as the team moved quickly to capitalize on the site's potential.

Working with architect Frank Quatela and general contractor First Standard Construction, Prosper delivered a 12-story, 56,589 s/f building comprising 59 rental residences across studio, one-, and two-bedroom layouts. Eighteen units were designated as affordable housing, reflecting Prosper's broader commitment to adding attainable options alongside market-rate product. Every residence was built with hardwood floors, oversized windows, and in-unit washer/dryers as standard.

The building — now known as The Lower East — topped out and delivered fully leased, with amenities including a rooftop with outdoor kitchen and city views, a fitness center, yoga room, and virtual doorman. Following completion, Prosper refinanced the asset at $33 million, underscoring the strength of the Lower East Side rental market and the quality of the execution.From custom-built furniture to carefully chosen color palettes, every detail reflects a harmonious blend of functionality and elegance. The Luxe Loft interiors are designed to offer residents a luxurious yet cozy ambiance, creating a perfect sanctuary amidst urban life.
