85 Rogers Avenue reflects Prosper Property Group's continued and deliberate investment in Crown Heights — a neighborhood the firm understood not simply as a development corridor, but as a genuine community in transition deserving of quality. Built in 2017 as the firm deepened its Brooklyn footprint, the five-story, 10-unit ground-up rental building brought a modern residential presence to a block that had long lacked new housing supply.
The building was designed with practical density in mind: 10 thoughtfully laid out residences with private balconies, elevator access, a rooftop terrace, and laundry facilities — qualifying under the 421a tax incentive program with an affordable component included at delivery. Three units were made available through the NYC Housing Connect lottery, reserved for households earning up to 130 percent of area median income, ensuring the project served both market-rate and income-qualified residents within a neighborhood that was growing rapidly but still working to preserve economic range. With access to the 2, 3, 4, 5, A, and C trains within walking distance, 85 Rogers Avenue was positioned at the intersection of transit, affordability, and quality — the same formula that would characterize Prosper's pipeline for years to come.
